1)Jacks
Mr Coulson was advised that the leveling system control board began malfunctioning on the day prior to his departure and a new part had to be ordered. He was provided with Lynx Levelers which are a widely used and acceptable alternative.2) Hot Water Heater
The hot water heater is fully functional but must be powered on at the RV systems control panel on the wall (there is a toggle power switch that is labeled “Hot Water Heater”). Mr Coulson would have been advised of this if he had communicated with me.3) Canopy (Awning)
The awning is in good working condition, but because of the complexity of manually setting it up and taking it down (the slider must be moved back in prior to take-down), I advised that because of the windy conditions at his camping location it would be more practical to use an easy up canopy.4) Inspection of RV
I scheduled visits with Mr Coulson and his brother on three different occasions to view the RV prior to the rental date. I even allowed them to load the RV a day prior to departure and met them earlier than my pick up time on their departure date so that they could get an early start. On the day prior and day of pickup they were given a walk-through and training.5) Entertainmant CenterThe original TV has been replaced with a “Smart TV” and an inverter was installed so that the TV may be powered by the 12V batteries. The dvd player is in a separate location so there is an extension cable that will allow the DVD player to be plugged into the inverter when there is no power source. Without this convenience item (inverter) the only way to use the TV/DVD player is by shore power or generator power.6) Sofa BedThere is no plastic that I am aware of but there are springs and support bars typical of a sofa bed and there is a new memory foam mattress. Mr. Coulson and his brother advised me on departure day that they would not be using the sofa bed as one person would sleep in the bedroom and the other would sleep in a tent. I have had no other renter complaints about this sofa bed.7) HeadlampsThe OEM headlamps are functional and adequate, although they are not like the newer LED type headlamps. Had Mr. Coulson returned by the 6pm rental return time this would not have even been an issue, however he returned 4 hours late at 10pm without advising me until 5:18pm. and causing me to change my evening plans and check in the RV after dark.8) Rodents
There was no evidence of rodents at any of the renters' prior visits to the RV, on departure morning or after the RV was returned, and no typical signs of any infestation. That is not to say that rodents were not present at the renter's campsite. Rodents can always find ways to enter an RV or a tent when they are looking for a food or water source.9) Damaged Seals
This is a 2006 model year RV and as such there is normal wear and tear, but nothing that I haven't already repaired that has affected the use and enjoyment of the RV. I maintain all of my RVs very well and when there is something broken I repair or replace it. My rental rates have been lowered consistently over the past few years with consideration of age and normal wear and tear and that's why they are so affordable for those who don't want to spend a fortune to rent a newer RV.Additionally, Mr Coulson neglected to mention to me that someone forcefully turned the key in the entry door lock, damaging the cylinder, and the key was broken off inside the cylinder. My daughter had to lock the door from inside and climb out the driver side window. I had to replace the entry door lock the following day. There are also heavy stains in the new carpet in three areas that require professional cleaning and may not come out.Mr. Coulson, upon his return, quickly left, refusing to stay and complete/sign the Rental Return form with me.
